19 Important Tips For Property/Apartment Purchasing

Buying property is not something you do every month or every year hence being vigilant prior to making purchasing decision is very important.

Whether you are considering an apartment for your own living or investing your money to make some passive rental income, a careful approach will lead to more satisfying experience and better value for money outcome. Thinking on the same lines, below Property Investment Guide has been prepared containing 19 aspects for your consideration.

1- Cost Analysis :

The foremost important question! Before making your mind for a specific property, check market price for similar properties from local agents (minimum 3) or respective market portal/website. Consider that fact that local agent and online property portals will quote the same price for the highly sophisticated/educated societies whereas for emerging countries or less-educated countries, asking price mentioned on website is usually 10-15% higher than the actual market price. Know the right numbers with thorough search.

2- Built-Up Area Vs Carpet Area:

Remember, construction area and liveable areas are different. Construction Area or Built-up Area (BUA) is actual used area of an apartment. Built up Area is the carpet area plus the thickness of outer walls and the balcony. Some apartments/houses might have large balconies which may not prefer specially for hot climate countries.

3- Cost per Square Foot:

Cost per square foot can give you a quick idea about your investment Vs Size. Posh areas would have higher cost per square foot. Most of the mature websites/portals usually show this value automatically. Check the cost per square feet value for similar apartments for quick comparison.

4- Annual maintenance cost:

If you are purchasing the unit/house for investment, remember the fact that your take-home income is after the payment of maintenance cost.. Maintenance cost are usually calculated on per-square feet basis. In some buildings, maintenance cost is paid by tenant to the building management whereas for other countries, the owner is required to pay the maintenance charges (Monthly or Quarterly). Check who will be paying maintenance charges and how much.

5- Currently rented? If not, why not?

Many investors prefer to purchase the unit/house which is already rented because they know how much they are going to earn out of it and also they want to start their income as soon as apartment is purchased. If the unit you plan to purchase is not rented, try to find out the reason. Probably, the building is not in-demand in the vicinity or tenants have more new buildings available in the community or the building has maintenance issues etc. Speak to the tenants and find out!

6- If Rented What is ROI?

Your Return on Investment ROI = (Annual Rent – Annual Maintenance Charges)/Total Investment

For example: you purchased an apartment in $600000 having annual maintenance cost of $10,000. If the annual rent is $50,000 then the ROI = (50000-10000)/600000 = 6.7%.

Each property market has different ROIs.. On a general note try to invest where ROI is 7% or more.

7- Closed Kitchen Vs Open Kitchen:

Consider the most-likely nationality of the tenants of the area. European/American tenants usually prefer open kitchen setup whereas Asian wives mostly prefer closed kitchens to manage their large crockery. Since you want to be a good investor, always consider end-user perspective else not a lot of tenants would be interested taking your unit on rent.

8- Balcony Availability:

Most of the tenants would prefer the apartments with balcony for evening chit-chat, for drying their clothes or for simply placing kids cycle or other stuff. Depending upon the type of community (congested community vs wide area community or nice-view community) the size of the balcony also matters.

9- Free hold vs 99 year lease:

If you are expat or investing in another country, always check the land/apartment ownership rules. In some countries the ownership is granted for 99 years from the date of construction. Although you are not going to live this much, but at the time of selling the unit, the new buyer might prefer buying free-hold property. None the less, 99-year lease will also be sold out sooner or later because human psychology is different for everyone!

10-  Builder Repute:

Always prefer to buy an apartment which was built by reliable builder.. Check the reputation of the builder prior to making buying decision. Don’t just go for the outlook of the construction. All that glitters is not gold. It’s quite easy to make a poor-quality building look awesome. Beware of dodgy builders. Don’t get deceived.

11- Community Services at walking distance?

Community services are very important aspect of any living. You don’t want to purchase a fantastic apartment with all the great feature but do not have schools, markets, parks, pray areas, banks and hospitals nearby. Such a waste of investment !

12- Security, Gym, Pool availability:

In-building features are equally important.. Many tenants prefer to stay in buildings having gyms and sauna. If the family has kids, they will love having kids play area and pool. Also check the security features of building such as physical appearance of guard, wireless remote based car parking entry and CCTV in lobby, common area and parking.

13- Car Parking included?

Check how many car parking are being provided. Are parking slot shaded/covered? You would not like to park your car outside the building which is prone to dust, sun and even stealing.

14- Built-in Wardrobes?

Some architects consider providing built-in wardrobes. This is to facilitate the tenants to move to the apartment without much hassle of being new cupboards. This is definitely an add-on you should consider.

15- Number of Washrooms?  Extra Store Room? Maid Room?

Extra rooms are definitely a plus however with large apartment space, the investment will also be higher. If you are buying for your own, do your need vs wants analysis and make decision based on your buying capacity.

16- Take Your lady:

Sorry, I am writing this recommendation at number 16, whereas it should be one of the top considerations. Highly recommended to take your wife, daughter, mother, sister to see the apartment because females have that strong critical aesthetic sense which males simply don’t possess. They will surprise you by looking into the nitty gritty of interior designing aspect.

17- Agent Reliability and Legitimacy:

Remember, agents work to get commission. Be strict, logical and analytical when dealing with agents. Agents are simply sales person trying to sell a product which means you may become their victim if not being careful. Verify agents credibility by checking his (and his company’s) repute, asking for his legal identity, visiting their office and checking his LinkedIn profile. Never pay anything (cash or cheque) without proper legal documentation.

18- Cash vs Mortgage:

Personally I do not recommend mortgage approach. Firstly, you do not have clear understanding about your rate of return on investment since you have to pay monthly charges for many years of your life. Secondly, having a liability of returning massive amount of loan causes psychological pressure. I know many people who have lost their peace, got sick and deteriorated relationships due to loan stress. Think twice before you take any decision involving financial liabilities.

19- On-Plan vs Off Plan:

Generally speaking off-plan investment generates more profit however it requires careful ROI calculations and good understanding of future-cost-analysis of the property.

While doing the analysis you need to consider:
  • Currency depreciation factor (especially if you are a foreigner and investing in emerging countries where currency value depreciates drastically),
  • Revenue which you could have earned if not invested in off-plan.
  • Assurance from the builder on whether the forecasted completion date will be ensured. If not what compensation will be given to you? What are your rights as an investor and how the legal entity of land department is protecting you.
  • Check the financial status of the building company. Seek guidance from local agents or real estate companies.
  • Consider taking legal counselling before you sign the deal for off-plan
  • What are the exact deliverables of the off-plan property (furniture details, tiles finishing, paint type etc. Check all of the features which are mentioned in this article above. All deliverables should be written in the contract.

Things You Should Do Before Boarding a Plane

                                    Boarding a plane
1. Download and Use Your Airline’s App

Unless you're checking a bag, there's no reason to queue up at the check-in desk or deal with a fingerprint-smudged kiosk at the airport. Download your airline's app ahead of time, make sure your reservation details are in, and then use it to check-in. You can also get the Boarding pass online which will save your time in waiting at the booking counter to obtain boarding pass. That way, you can head straight to security when you arrive at the airport.

2. Get the Airline Credit Card

Don't fly enough to earn elite status? Airline credit cards like the United Explorer and American's Citi / AAdvantage Platinum Select offer cardholders perks similar to elites, including free checked bags and priority boarding. Carrying one of these cards can save you money on luggage and ensure you'll find carry-on space in the overhead bins ahead of the crowd.

3. Have a Status Strategy

Speaking of airline status, if you are going for gold (or silver, or platinum) this year, make sure your frequent-flier number is attached to all your airline reservations. Even if you're not flying your usual carriers, chances are the airline you're on is partners with another you fly more frequently thanks to alliances. That way, you can earn airline miles toward status on every single flight you take.

4. Check Aircraft Alternatives

Seats and amenities can vary dramatically, even from plane to plane within a single family of jets in a particular airline's fleet. Once you settle on an airline, double-check the aircraft type and seat map on the carrier's site to make sure you're flying the plane you want. After all, you don't want to think you're booking one of Qatar Airways' QSuites only to end up with a random recliner.

5. Assess Your Seating Situation

Whether you like a window or an aisle, it's worth checking SeatGuru's detailed seat maps to confirm your chosen place on the plane won't be too close to the galley or the lavatories, with their associated noises (and smells!).

6. Stay Organized

Keep all your information in one place by using App in the Air or TripIt, two apps that do things like consolidate your flight statuses, check-in times, gate numbers, and nearby lounge locations, and will update you on schedule and gate changes.

7. Check Real-time Reports

Like a jilted lover, airline apps are usually the last to know when things are going wrong. Use FlightStats to track flight statuses, on-time performances, weather conditions, and even the flight history of your specific aircraft, all in real time so that if your plane is delayed, you can be the first to know and the first to get rebooked.

8. Remember the Liquid Lowdown

Remember, any liquids you're carrying through TSA checkpoints must be less than 3.4 ounces (100 milliliters) and placed in a see-through bag no larger than a quart.

9. Size Up Your Bag

Sighting a new revenue source, many airlines have instituted strict size limits for carry-on bags, which are stringently enforced by eagle-eyed gate agents. Check your bag's dimensions at home and make sure they adhere to your airline's limits. Keep in mind that European carriers' limits vary slightly from those in the U.S. Blame it on standard versus metric.

10. Gather Your Gadgets

Phone: check. Laptop: check. Tablet: check. Camera: check. Spare charger: check. Power cords: check. Travelers are carrying more electronics than ever. Luckily, there are organizer cases galore to keep all your devices and cables within reach and ready for security screening.

11. Remove Those Batteries

Due to fears of onboard fires, airlines have instituted smart luggage battery bans since January 2018. If your bag has a battery pack, be prepared to show that it is removable in case your bag has to be gate-checked. But don't leave that battery pack at home, necessarily. Just because your airplane seat is supposed to have power ports does not guarantee that they'll actually work when you're on the plane.

12. Connect for Less

Many airports offer free Wi-Fi, but beware of hackers. Using a VPN offers a measure of protection.

13. Lounge Around

Why wait at the gate when you can enjoy free Wi-Fi and snacks in the comfort of a lounge? LoungeBuddy posts reviews on airport lounges around the world, including their entry requirements and how you can score day passes. Several premium credit cards, including the Chase Sapphire Reserve and the Platinum Card from American Express, confer access to hundreds of Priority Pass lounges worldwide. Frequent travelers can also consider airline-specific cards such as the Delta SkyMiles Reserve or United Club Card, which get you into a particular carrier's clubs. The agents in them can also usually help you faster than those out in the terminal, and get you rebooked if something goes awry with your travel plans.

14. Wear Comfortable Clothing

Airplane cabin climate settings seem to vacillate between icebox and toaster oven, with no habitable happy medium in between. And no one wants to touch those germy air nozzles, which only provide a hissing draft of dry air anyway. Dress for any contingency by wearing multiple light layers, and look stylish to boot.

15. Stick Your Neck Out

As airlines squeeze more and more seats into coach, ergonomics seem to be flying out the window. Luckily, travel pillow technology has never been better, with options for every type of sitter and sleeper. It's time to invest in a quality travel pillow that will spare your neck and back the worst effects of a long flight in cattle class.

16. Bring Your Own Bottle

Avoid single-use plastic  by bringing an empty travel water bottle with you instead. Some are even collapsible to save you space, and more airports have installed water bottle filling stations next to drinking fountains to make carrying your own that much more convenient.

17. Disinfect Everything

Due to the number of people passing through and touching everything, airports and airplanes are some of the germiest places around. Protect yourself as much as possible by using disinfecting wipes on your hands and your airplane seat once you get settled. Because they're not liquid, like hand sanitizer, wipes will also not count toward your carry-on liquid limit.

18. Moisturize Like a Maniac

Even on next-generation jets like the Boeing 787 Dreamliner and the Airbus A350, cabin humidity levels rarely top 20% (and are only around 8-10% on conventional aircraft). To avoid looking like a prune after your flight, pack a light moisturizer and apply it frequently.

20. Get a Jump on Jet Lag

Flying across multiple time zones? Use an app like Entrain or Timeshifter before you fly. Both help you gradually shift your pre-travel schedule toward your destination time zone based on your specific plans and preferences so that by the time you fly, you're already ahead of jet lag.

21. Park Like a Pro

Airport parking lots can fill up quickly during the busiest travel times. Use SpotHero to reserve a place in advance at lots near over 40 airports throughout the U.S.

22. Understand Your Credit Card Protection

Flight delays and cancellations happen. If you travel frequently, it pays to carry a credit card you know will protect you under certain circumstances. Many offer compensation for delays, cancellations, lost luggage, and more if you use them to pay for travel plans. So if you have to spend money staying somewhere overnight or to replace certain items, it won't come out of your bottom line. Before traveling, read your card's benefits packet carefully to understand what you're entitled to and how to go about claiming it.

23. Investigate Intelligent Insurance

Beyond delays, cancellations, and lost luggage, which are covered by most major credit cards, you might want to insure an expensive trip with a policy that includes provisions for emergency medical evacuation and cancellation for any reason. InsureMyTrip.com is a convenient resource for comparing travel insurance plans from major providers.

24. Strictly avoid carrying things prohibited by the Airlines

The following items are prohibited on a plane:

    • Sharp objects
    • Sporting goods and athletic equipment
    • Self defense items
    • Gel-type candles
    • Large quantities of alcohol (more than 3.4 ounces)
    • Guns and ammunition
    • Cigarette lighters with a blue flame, cigar lighters, and 'strike-anywhere' (non-safety) matches
    • Compressed gases, whether deeply refrigerated, flammable, non flammable or poisonous such as butane, oxygen, liquid nitrogen and aqualung cylinders
    • Smart bags (unless the batteries can be removed)
    • Lighter fluid, flammable paint, fuel, gasoline and aerosol cans.

Bonus: Don't Forget the Essentials

If you're flying during the pandemic, you'll want to check your airline's guidelines for travel as well as your destination's requirements for incoming visitors. Stash extra face masks, wipes, hand sanitizer, and any other essentials in both your carry-on and checked luggage so you're never without them.

Tips For An Awesome Retirement

Related image

Some of us have reached our golden years, and some of us have not. But these tips for an awesome retirement should be read by everyone. They have been collected from many a senior, each with his or her own piece of advice. Some you may know, some may surprise you, and some will remind you of what's important.

 1. It's time to use the money you saved up.
Use it and enjoy it. Don't just keep it for those who may have no notion of the sacrifices you made to get it. Remember there is nothing more dangerous than a son or daughter-in-law with big ideas for your hard earned capital.
Warning: This is also a bad time for an investment, even if it seems wonderful or fool-proof. They only bring problems and worries and this is a time for you to enjoy some peace and quiet.

2. Stop worrying about the financial situation of your children and grandchildren.
Don't feel bad for spending your money on yourself. You've taken care of them for many years and you've taught them what you could. You gave them an education, food, shelter, and support. The responsibility is now theirs to earn their own money.

3. Keep a healthy life, without great physical effort.
Do moderate exercise (like walking every day), eat well, and get your sleep. It's easy to become sick, and it gets harder to remain healthy. That is why you need to keep yourself in good shape and be aware of your medical and physical needs. Keep in touch with your doctor and go for periodical medical check up even when you're feeling well.

4. Always buy the best, most beautiful items for your life patner.
The key goal is to enjoy your money with your partner. One day, one of you will miss the other, when money will not provide any comfort. So, enjoy it together.

5. Don't stress over the little things.
You've already overcome so much in your life. You have good memories and bad ones, but the important thing is the present. Don't let the past drag you down and don't let the future frighten you. Feel good in the now. Small issues will soon be forgotten.
6. Regardless of age, always keep love alive.
Love your partner, love life, love your family, love your neighbor, and remember: "A man is not old as long as he has intelligence and affection."

7. Be proud, both inside and out.
Don't stop going to your hair salon or barber, do your nails, go to the dermatologist and the dentist, keep your perfumes and creams well stocked. When you are well-maintained on the outside, it seeps in, making you feel proud and strong.

8. Don't lose sight of fashion trends for your age, but keep your sense of style.
There's nothing worse than an older person trying to wear the current fashion among youngsters. You've developed your own sense of what looks good on you - keep it and be proud of it. It's part of who you are.

9. ALWAYS stay up-to-date.
Read newspapers, watch the news. Go online and read what people are saying. Make sure you have an active email account and try to sign up to a couple of social networks. You'll be surprised which old friends you may meet. Keeping in touch with what is going on and with the people you know, is important at any age.

10. Respect the younger generation and their opinions.
They may not have the same ideals as you, but they are the future, and will take the world in their direction. Give advice, not criticism, and try to remind them of yesterday's wisdom that still applies today.

11. Never use the phrase: "In my time". Your time is now.
As long as you're alive, you are a part of this time. Have fun and enjoy life.

12. Some people embrace their golden years, while others become bitter and surly.
Life is too short to waste your days on the latter. Spend your time with positive, cheerful people, it'll rub off on you and your days will seem that much better. Spending your time with bitter people will make you older and harder to be around.

13. Do not surrender to the temptation of living with your children or grandchildren.
Sure, being surrounded by family sounds great, but we all need our privacy. They need theirs and you need yours. If you've lost your partner (our deepest condolences), then find a person to move in with you and help out. Even then, do so only if you feel you really need the help or do not want to live alone.

14. Don't abandon your hobbies.
If you don't have any, make new ones. You can travel, hike, cook, read, dance. You can adopt a cat or a dog, grow a garden, play cards, checkers, chess, dominoes, golf. You can paint, volunteer at an NGO or just collect certain items. Find something you like and spend some real time having fun with it.

15. Even if you don't feel like it, try to accept invitations.
Baptisms, graduations, birthdays, weddings, conferences. Try to go. Get out of the house, meet people you haven't seen in a while, experience something new (or something old). But don't get upset when you're not invited. Some events are limited by resources, and not everyone can be hosted. The important thing is to leave the house from time to time. Go to museums, go walk through a field. Get out there.

16. Be a conversationalist. Talk less and listen more.
Some people go on and on about the past, not caring if their listeners are really interested. That's a great way of reducing their desire to speak with you. Listen first and answer questions, but don't go off into long stories unless asked to. Speak in courteous tones and try not to complain or criticize too much unless you really need to. Try to accept situations as they are. Everyone is going through the same things, and people have a low tolerance for hearing complaints. Always find some good things to say as well.

17. Pain and discomfort go hand in hand with getting older.
Try not to dwell on them but accept them as a part of the cycle of life we're all going through. Try to minimize them in your mind. They are not who you are, they are something that life has added to you. If they become your entire focus, you lose sight of the person you used to be.

18. If you've been offended by someone, forgive them. If you've offended someone, apologize.
Don't drag around resentment with you. It only serves to make you sad and bitter. It doesn't matter who was right. Someone once said: "Holding a grudge is like taking poison and expecting the other person to die." Don't take that poison. Forgive, forget and move on with your life.

19. If you have a strong belief, savor it.
The key is not to waste your time trying to convince others. They will make their own choices no matter what you tell them, and it will only bring you frustration. Live your faith and set an example. Live true to your beliefs and let that memory sway them.

20. Laugh. Laugh A LOT. Laugh at everything.
Remember, you are one of the lucky ones. You've managed to have a life, a long one. Many never get to this age, never get to experience a full life. But you did. So what's not to laugh about? Find the humor in your situation.

21. Take no notice of what others say about you and even less notice of what they might be thinking.
They'll do it anyway, and you should have pride in yourself and what you've achieved. Let them talk and don't worry. They have no idea about your history, your memories and the life you've lived so far. There's still much to be written, so get busy writing and don't waste time thinking about what others might think.

Now is the time to be at rest, at peace and as happy as you can be!

Computer Mouse Tips To Know

Image result for OPTICAL MOUSE

While the mouse may seem like a trivial aspect of your computer, there are probably a lot of things you don't know about its use.

Here are some great tips on how to maximize your use of the mouse, which will increase your overall productivity on the computer.

1. Shift Key and Mouse Click

In text editing programs like Microsoft Word and even on your regular webpage, you can highlight all or portion of a certain text using the Shift key and clicking on your mouse. Place the cursor (the sign of the mouse) at the beginning of a paragraph and hold down the Shift key. Click at the end of the paragraph to highlight the entire thing, or wherever in the text that you would like to end the selection.

Another tip: Holding down the Alt key while highlighting text in a text editor will allow you to selectively highlight the text. This is most useful if a paragraph or other text is in a column.

2. Use the Scroll Wheel to The Max

Most computer mice have a scroll wheel in between the right and left click buttons that allows you to scroll up and down the page by moving the wheel. However, this wheel can be used to do much more than just scroll!

- The mouse wheel can be used as a button. Pressing down on the wheel is like clicking with a third mouse button. You can press down on a link to open the web page in a new tab in your browser. It can also be used to close a tab in the browser by clicking the wheel on an already open tab.

- Hold down the Shift key as your scroll up and down in your Internet browser to quickly move back and forward between webpages. Scrolling up goes forward while scrolling down goes back.

- To zoom in and out on a web page or document, hold down on theControl (Ctrl) key and scroll up to zoom in, scroll down to zoom out.

- Some mouse wheels can be pushed left or right to move backwards (left) and forwards (right) on a webpage.

3. Select With Double or Triple Clicks

Words can be selected by double clicking the word. If you want to highlight an entire paragraph, click the mouse button three times on the text

4. Right-Click

You can use the right-click when you want to highlight text or wish to view the properties of an object. For example, if you highlight text, you can right-click on the highlighted item and copy it, then right-click anywhere else to paste it.

Another tip: If you right-click text and drag it while continuing to hold the right mouse button, when you let go you will be given the option to move or copy the text. This will save you the extra step of having to right-click again where you want to paste the text.

5. Ctrl Key and Mouse Click

When you hold down the Ctrl key, you can left-click to select multiple files or highlight multiple sections of text. You can also hold down the Ctrl key and use the down or up arrows to select the text.

6. Use Mouse Side Buttons

Newer computer mice have side buttons on the side of the mouse (next to the usually right and left keys).

Image result for mouse side buttons
These buttons can be programmed to do most anything, but by default, the left-thumb button can be used to go back on a web page, and the right button to go forward.

7. Use Snap to Feature

Windows has a handy 'Snap To' feature that will automatically move your mouse to buttons in the dialog box, such as the 'X' to exit or the '_' to minimize. For example, to close a window, you may get a prompt asking if you really want to perform the task. With the Snap To feature, the mouse will automatically move to the OK button so that all you have to do is click if you agree. To enable this feature, open the Mouse properties under the Control Panel, and check 'Snap To' under the Pointer Options tab.

8. Manage an Open Window

Double-click on the top title bar of a window to maximize the window or, if it is already maximized, to resize it. Double click on the icon for the window in the top left corner to close that window.

9. Move the Mouse With Your Keyboard

Instead of using a regular mouse, you can enable your computer to use the number pad instead. This trick takes some time to master, but it can make your use of the computer much more efficient.

10. Select with double and triple click

This is the most used tip but for the completeness of  this post  i have mentioned it. You can select a word by double clicking it. And if you want to highlight the whole paragraph then click the mouse button three times on any paragraph.

11. Hold Your Mouse Correctly!

There is no need to hold onto your mouse for dear life! The mouse will move well with just a light touch, which will also protect the health of your wrist. This is important for those that use the computer for hours a day, because incorrect posture on the mouse, or keyboard for that matter can cause a lot of unnecessary pain.

Customize your mouse

Finally, if you have a mouse with more than two buttons, installing the included mouse software allows you to customize the mouse even more.

For example, if you don't use the side buttons to move back and forth in a web page, change it to something you do more often, such as switching between open windows or opening the calculator.
